Citibase launches 2nd Edinburgh centre in Scotland’s premier out of town business district23/04/2015
A surge in Scottish SMEs has driven demand for flexible office space with Citibase launching a new business centre catering for almost 400 people just minutes from Edinburgh airport.
The centre, Citibase’s second in the Scottish capital, will provide high quality office space and facilities for the growing number of cost-conscious entrepreneurs and small businesses requiring flexible, state-of-the-art work space in a convenient location.
Spanning approximately 24,000 sq. ft. across three storeys, Gyleview House, in the prestigious Edinburgh West Business Park in South Gyle, will provide work stations for up to 375 people and is intended to become a business hub for some of Edinburgh’s most exciting new companies, who cannot afford the inflexible long term leases expected by many commercial landlords in the city. In comparison to traditional leases, the centre will offer flexible working conditions; helping many small businesses establish a professional base upon which to grow their company, without the risk associated with signing a long-term tenancy.
The new Citibase centre will help to play a significant role in supporting SME’s and the Scottish economy, which is boosted by growth in the sector. A new report by Barclays and the Business Growth Fund (BGF), places SME’s at the very heart of economic prosperity, with small businesses accounting for around half of UK GDP and providing two thirds of all private sector jobs. Scotland’s flourishing small business sector is one of the best performing, with 400 high growth companies recorded between March 2013 and 2014; a 5.7 per cent increase compared to the previous year and more than anywhere else in the UK. In addition, the Scottish Chamber of Commerce’s ‘Entrepreneurs Index’ study shows there were 157,000 enterprises in Scotland as of March 2014, an increase of 4% on the prior year.

The property is undergoing comprehensive refurbishment before opening in early May. It will provide fully equipped 24-hour business suites, available in a variety of sizes and on a range of flexible terms. State of the art amenities include meeting room facilities, a professional reception and a range of high speed internet and telecoms packages. As well as car parking spaces, there will also be bike storage, showers and changing facilities.
Gyleview House benefits from excellent communications links and is ideally situated just ten minutes by tram or car from Edinburgh Airport and the heart of the city centre can be reached in just over 5 minutes by rail or 20 minutes by tram. It’s also conveniently located for the City Bypass and M8, M9 and M90 motorways.
The launch follows the success of Citibase’s St. Colme Street centre, situated in an historic Grade ‘A’ listed building in Edinburgh’s city centre.
